Anaheim Hills homes experience all the usual plumbing issues from clogged drains to leaking faucets and toilets, and water heater failures. However, there are some problems that are unique to the area due to many factors like the hilly terrain, seismic activity, mature trees and hard groundwater.

• Hard Water Effects: Anaheim Hills’ water is considered very hard, loaded with calcium and magnesium. This can lead to limescale buildup in pipes, faucets, water heaters, and other appliances. The consequences? Reduced water flow, clogged drains, sewer backups, annoying noises, and even equipment and appliance failures.
• Seismic Activity: Earthquakes and small seismic activity from local faults like the Peralta Hills fault can cause pipes to crack or break and lead to hidden slab leaks.
• Anaheim Hills Terrain: The rugged and hilly terrain AH can lead to poor drainage on sloped properties causing soil erosion and clogged pipes, especially during heavy rains.
• Anaheim Hills Landscaping: Anaheim Hills is well known for its trees and lush landscaping however the tree roots beneath are a frequent cause of plumbing damage. As these mature trees seek moisture the roots eventually break into older sewer lines leading to blockages, backups, or costly repairs.
• HOA Restrictions: While Anaheim Hills Planned Community Association (AHPCA) does not have any specific plumbing-related restrictions, there some HOAs in the area that do. Typically these rules are limited to exterior changes such as installing water heaters or water softeners outside or adding exterior piping that doesn’t comply with community standards.
