Concrete sinking is usually caused by a combination of local environmental factors:
- Soil Erosion: Heavy rains and groundwater slowly wash away soil beneath the concrete, creating empty pockets that lead to settling.
- Clay Soil Movement: Columbia’s expansive clay soil expands when wet and shrinks when dry, putting constant pressure on slabs.
- Poor Compaction: If the ground wasn’t properly packed before the concrete was poured, the soil may settle unevenly over time, causing the slab to shift.
These issues cause concrete to become uneven, cracked, or sunken—leading to safety hazards and reduced property value.
